Property appraisal may be required for a number of purposes. An appraisal provides you with the information necessary to make decisions as to your disposal options, (ie selling, leasing, or assigning your interest).
Different options require different valuation methodologies. The following scenarios might apply.
- Scenario 1
You are approached by a third-party who wishes to lease or purchase the freehold of your property. You need an appraisal to give you peace of mind that the price being offered is in tune with the current market.
- Scenario 2
You are approached by a third party who wishes to ‘buy-out’ your interest in a property you own/occupy in order to unlock potential for development or merge two or more units/sites. Specialist valuation advice will be required to ascertain the terms and price at which a deal should be struck.
- Scenario 3
You wish to release capital from property you own and occupy to invest in your core business. This can be done by way of a ‘sale and leaseback’ in which case specialist valuation advice needs to be taken.
- Scenario 4
You wish to buy a property either by private treaty or at auction. A simple appraisal will give you and your business partners peace of mind in making the right offer.
