A simple property appraisal can be provided by way of a ‘Desk-Top Appraisal’ wherein the valuer relies upon limited investigations and will assume a number of factors which cannot be established within the required time frame. This type of appraisal is useful if buying a property at auction as we can usually provide the report within a matter of days. The report will cover the following points:-

If you require more comprehensive advice then we will provide a ‘Detailed Appraisal’, which comprises a full investigation into the factors affecting the property and your interest in it. This type of report will provide more thorough analysis of the risks and rewards associated with the property and is often used by companies to formulate a business plan or approach third parties such as lenders and/or equity investors. We will usually require 10 to 14 days to provide this type of report depending upon the size and complexity of the property. A Detailed Appraisal will cover the following points.
